I've learned a long time ago, and I wanted to share this with my audience, and that is,

RAD - "Revenue Allocation District"

Below is a link to a presentation that was developed by the JCRA to explain the concept of a "RAD" or Revenue Allocation District. The RAD "concept" is not currently part of the redevelopment plan, but essentially a RAD would allow the city to issue bonds to raise capital for improvements within the district...the bonds would be secured by increased revenues coming out of the district...the revenues could result from increased PILOT fees or tax revenues.

THE EYESORE IS GONE...ALLILUIA...WHAT IS NEXT

It is a great thing to see a big problem in Journal Square gone...I am wondering what will be next when the new two towers are erected...I hope the city official make the future tenancy regulations and the rules for this project available to the public. The public need to know how affordable these units are and weather a family with average income can afford to rent any of these units. SOON TO BE GONE

Jersey City residents can finally say good-bye to the dilapidated buildings still standing next to the Journal Square PATH station.



By April 7, the remaining structures on the 1.5-acre site will be gone, a spokeswoman for one of the partners developing the site said yesterday. Work begins Monday, she said.

Journal Square Redevelopment Plan

I support the propsed plan only if the plan include an answer to the following questions:



- Will the plan make a modification to the size of streets and avenues to accomodate the new volume of traffic that will be created by moving 45,000 new people to the area?



- If such modification is planned, how it will be done without an immenant domain?

Square plan tabled skeptics most vocal

JSQ Info.

Yesterday's Jersey Journal (2/17) had a very informative article on the Opinion page. It brings up interesting issues and questions concerning the JSQ Redevelopment plans. What kind of an impact could it have on the residents in and around the Square? You can review the Redevelopment Pan at www.thejcra.org. The City Council introduced the ordindance recently and a public hearing and vote will be held at the Feb.25th meeting.
